All inquiries are handled promptly via phone, email, and text. Prospects are pre-screened for basic qualifications, and qualified applicants are scheduled for professional showings. Managers answer questions, highlight key features, and track interest.

 

Applications & Screening
The manager collects standardized applications and fees, gathers required documentation, and conducts full tenant screening—credit, criminal background, eviction history, employment and income verification, landlord references, and pet screening when applicable.

 

Approval & Compliance
Applications are reviewed against clear, written criteria while ensuring full Fair Housing compliance. The most qualified applicant is selected and approved.

 

Lease Execution
A state-specific lease and required addendums are prepared, explained in detail, and signed. Security deposits and initial rent are collected through approved methods.

 

Move-In & Setup
The manager conducts a documented move-in inspection, provides keys and access information, sets up rent payments and maintenance procedures, and delivers a tenant welcome packet.

 

Post-Placement Follow-Up
The owner receives a full placement summary, the tenancy is entered into management software, and the manager monitors the first rent payment while addressing any initial issues.
